After a few years of relatively little growth in the area along Pleasant Grove Road in Rogers, things are starting to pick up again. It will be interesting to see if Rogers upgrades the local infrastructure or extends the new bus system in the upcoming year as the amount of growth in the area will certainly bring gridlock along Pleasant Grove Road.
With that in mind, what is coming? Well, unfortunately we lost out on Costco last summer. It’s been speculated that it was either due to liquor licensing laws or possibly something behind the scenes done by Walmart/Sams Club. It is still likely that they will build in the region, although if it is along Pleasant Grove Road, they’re definitely going to need some major enhancements to the roads.

Across the street a few projects have either been announced or are already underway. Big Whiskey’s is planning to open up next to Cadence Academy along the north side of Pleasant Grove between Concord and Dixieland. Since no work has been done yet, I suspect they may be waiting for more businesses to join in on the project. They could also be waiting for The Grove Phase 3 to complete just behind it. It looks like after a year of land prep, it is quickly nearing completion as just in 6 months they have erected nearly every structure that is going on the property. It will be a combination of single family row homes and townhomes, most likely all rentals. My estimate is around 100 homes and 100 townhomes on the property, although I haven’t spent a lot of time counting to be accurate.

Across Concord is the Blossom Woods neighborhood from Buffington Homes, which while final plans haven’t been revealed to the public yet, will likely be more single family homes. A rep from Buffington informed me that Rogers had asked to include townhomes and mixed use retail along Concord, but they didn’t say if that’s actually going to be in the plan. It will likely include around 100 homes if only single family homes are included.

In the Pleasant Crossing shopping center, a new Piano Bar has opened up on the corner of Dixieland and Pleasant Crossing. It’s part of a retail strip that is likely to grow in coming months. Additional development is likely to come in 2024 along Dixieland as well, including CarMax which has already purchased land west of Dixieland just on the edge of the Rogers-Lowell border. Rogers has a new exit for I-49 in the Street Master Plan that would also connect Garrett Road to Dixieland. As Pleasant Grove and Monroe Ave in Lowell both continue to see increased traffic I think it’s likely that project could see a start in the next couple of years.

The final project of note in the area is a possible re-alignment and upgrade of Laurel Ave near the intersection of S 26th Street, near Texas Roadhouse and Fitzroy Grove apartments. Land clearing has begun in this area and will also bring additional apartments and possibly more shopping to the area, but it is likely a year or two away.
